Lot Line Move Public Hearing opened with a brief description from N. Olver of the transaction details. There were no comments from the public.
Public Hearing closed with a motion from T. Bjorkman, 2nd J. Vest
Resolution
The Varick Planning Board issued Final Approval of the Olver-Zatkowsky Gordon subdivision, a lot-line move between parcel 09-1-28.121 of Olver and parcel 9-1-27 of Zatkowsky and Gordon.
This action transfers 1.89 ac from parcel 09-1-28.121 to parcel 9-1-27. Both resulting parcels meet all area, dimension and setback regulations.
The board received the survey map, the fee, the Agricultural Data Statement and Environmental Assessment Form.
The Seneca County Planning Board reviewed the application on October 30, 2024 and recommended that the subdivision be approved according to Town regulations.
The Varick Planning board held a Public Hearing on November 21, 2024. There were no comments.
The applicant supplied an Agricultural Data Statement. The board finds that there will be no impact on adjoining agricultural uses because the agricultural land will remain in an active agricultural operation.
The board received the Short Environmental Assessment Form and declared itself the lead agency for State Environmental Quality Review on November 21, 2024. Upon review of the EAF, the board found no impact because the action will lead to no change in land use, nor creates a condition that would encourage one. The board makes a negative declaration of environmental impact.

Dave Peterson Minor Subdivision Application:
Resolution
The Varick Planning Board accepted a preliminary plat for the subdivision of parcel 4-1-20 at 4565 Rt 414 of Swedish Hill Vineyards.
This action divides 1.8 ac on the west side of Rt 414 from parcel 4-1-20, originally consisting of 64.53 acres.
The board received the survey map, the fee, the Agricultural Data Statement and Environmental Assessment Form.
The application will be referred to the Seneca County Planning Board for review.
The Varick Planning board will hold a Public Hearing on December 19, 2024.

Update Minor Subdivision Applications: The form is ready to post to the website for use. No action needed.
STR Permits for 2025: Renewals are due January 31, 2025. Notices will be sent out soon. No action needed.
Planning Board Practices & Protocols: A. Kaminski provided information of Open Meetings rules which include the posting the agenda, applications available for viewing and what happens during an Executive Session. Posted draft minutes would include only the resolutions. No action.
Town Board Meeting: C. Lont reports that a Comprehensive Steering Committee is still being assembled. No action needed.
