Minutes Review:

Agenda order changed to allow guests to leave.
Public Hearing: STR Application – Trombio property for STR at 473 Willow Cove inspection is completed.
With no public comment, motion to close the public hearing. New site plan needed to post for guests for what access is allowed.

Resolution:
The Varick Planning Board approves issuing a Short Term Rental License to Jim Trombino to operate a short-term rental at 473 Willow Cove until January 30, 2026.
Motion: 1 T. Bjorkman, 2 – S. Brandow Approved
Barry Subdivision revision: A dimension was found to be missing on the map and an inaccuracy in the verbiage of the property deed description. Jake Barry was given recommendations to correct the issue. No Action.
Lot Line Move: Zona -Tiaskkun & Kaufman
The Varick planning board issued Final Approval of the Zona-Tiaskkun & Kaufman subdivision. This action is a lot line move from lot 11-1.20 of Kaufmann at 5143 Rt 96 consisting of 2.406 acres. This action transfers 1.282 ac to parcel 11-1-07.111 (currently 56.9 ac) of Zona and Tiaskkun.
The move creates 172 feet of frontage on parcel 11-1-07.111, which currently has less than 100 ft. It returns the parcels to the dimensions in the survey of April 5, 1982.
The application was subject of a public hearing on April 24, 2025.
The applicant supplied an Agricultural Data Statement. The board finds that there will be no impact on adjoining agricultural uses because the agricultural land will remain in an active agricultural operation.
The board received the Short Environmental Assessment Form for State Environmental Quality Review on March 27, 2025. Upon review of the EAF, the board found no impact because the action will lead to no change in land use, nor creates a condition that would encourage one. The board makes a negative declaration of environmental impact.
The approval is conditional on submitting an original survey map with the new dimensions for signature and recording.

Town Board: Comprehensive Plan: PB to send a letter urging the Town to include working on a new Conprhensive Plan next year. No Action.
Working Group for Docks/ Hoists: Rescheduling. No Action for PB.
Other Zoning Clarifications:
- Any new build requires proper permits and to meet all code requirements.
- The distance from centerline of road to determine 25% lot coverage for building was already changed in Code. No Action on both above items.
- Need to find the STR permits and variance local law verbiage.
- Policy needed around yard signs being posted for public hearings (re:– fees, schedules, etc.)
