December: Motion to accept the minutes as corrected. Request edit of Public Comment to include direct quotes of letter of comment.

Minor Subdivision Public Hearing
A review of the property at 4700 Route 96A and the changes being requested made by Jacob Barry. The existing driveway will be extended. No new driveway to be built. Recommend that an easement be included
Public Hearing closed with no further comments by a motion from T. Bjorkman, 2nd – S. Brandow.
Resolution
The Varick Planning Board issued Final Approval of the minor subdivision of parcel 1-2-018 at 4700 St Rt 96A of Jacob and Chelsea Barry.
This action divides a parcel of 2.617 acres to two lots of 1.916 ac and 0.701 ac. Having minimum widths of 100 and 127.88 ft, respectively.
The board received the application, a survey map, agricultural data statement, and the fee from the applicant.
The Zoning Board of Appeals provided the Variance and negative declaration of environmental impact.
The Board submitted the complete application to the county planning board for review. Their review on January 9, 2025 noted that driveway spacing should conform with state highway-department requirements. The review determined that there are no county-wide or inter-municipal impacts, and the board recommended approval the subdivision subject to local determination.
The Varick Planning board held a Public Hearing on January 23, 2025. There were no comments.
The board finds that there will be no impact on nearby agricultural uses because the land use will remain compatible with agriculture and does not create potential for development that would limit adjoining agricultural uses.
The ZBA granted a variance on December 16, 2024 to allow a 12.5’ setback from the house to the lot line, and to keep the mobile home on the lot for 3 months after issuance of a Certificate of Occupancy for the new dwelling.
Varick Zoning Board of Appeals declared itself lead agency for SEQR and classified this as an unlisted action and made a negative declaration of environmental impact on December 16, 2024.

Zoning Code Updates: Discussion of square footage of coverage for hoists with the CO, T. Dorn making recommendations for square footaget for docks & hoists and to consider listing the sizes separately. Elevation was also discussed. Board asked to research regulations from the Army Corps of Engineers and DEC and to look at regulation from other municipality codes around the Finger Lakes. T. Dorn will call dock builders for information.
The changes for the Garage Definition is acceptable. Parking space size to be made consistent on all applications and listings in the Code. No vote at this time.

Monthly Reports:
STR: Seneca Lake and Cayuga Lake are both full with each having waitlists. There are not any permits filled for the center of the Town. Just a handful of renewal applications are yet to be received. No Action.

Facebook: Views have dropped. The Ovid fire is a hot topic. No Action.
Website: Tabled
State of the Planning Board: There is still a need for another Board member – preferably to represent the center of town. No Action.
Comprehensive Plan: Tabled.
